THE PROPERTIES

Villas; Luxury Seaview, Lakeside and Beach Villas are all available giving you the opportunity to own a Villa in one of the most naturally beautiful areas of Phuket.

Seaview Villas have a total living area of 553 sq.m. and comprise of 2 bedrooms on the ground floor and a third bedroom with its own sun deck on the upper level.

Lakeside Villas are single-storey properties with 2 bedrooms covering a total area of 429 sq.m. Both types of villas include a pool and jacuzzi.

Hotel Villas have a total area of 408 sq.m. set within their own private walled paradise. Our Hotel Villas comprise of one storey, two bedrooms each with private bathroom, spacious living and dining area, kitchen and maid areas. Additional features include a private swimming pool, jacuzzi and BBQ terrace area.

Beach Villas offer a total area of 1223 sq.m. and comprise of four bedrooms, each with private bathroom, spacious living and dining area, kitchen and maid's quarters.

Additional features include pool, jacuzzi and rooftop terrace.

Apartments;  Comprise of stunning apartments and Duplex Penthouses. Each condominium block has been designed to maximise living standards and quality of life, set in their own landscaped grounds and with free-form swimming pools, the one, two and three-bedroom Phuket apartment residences here all feature balconies, high ceilings, fully equipped kitchens and luxurious bathrooms. Ground floor units also have their own garden with private access.

Duplex penthouses comprise of three bedrooms, each with private bathroom, double-height living room with galleried landing, roof top pool and entertainment area, maid's quarters and laundry room. All command superb sea views, while the garden units also look onto the pool. 

One and two bedroom apartments all feature balconies, high ceilings, fully equipped kitchens and luxurious bathrooms. Ground floor units also have their own garden with private access. 

Two-Bedroom Lock-Off Apartments offer a total area of approximately 100 sq.m. This luxury Phuket apartment is divided into a separate one bedroom and a studio to maximise rental opportunities. 

Townhouses;  Luxury 3 bedroom Homes built over 3 floors with each room being afforded fantatsic sea views. An Atrium that goes from the living room all the way up the roof giving natural light to the whole villa is just one of a number of fantastic design features. The spacious living room provides access to the Jacuzzi, private 7 metre swimming pool and at the end of the garden a floating sala. 
 

PAYMENT PLAN

• A guaranteed 6% net return based on the purchase price including furniture package for period of 5 years from the date of transfer.
• The guaranteed rental income will be paid semi annually in arrears net of any withholding tax which currently would be 15% if the payments are made to an offshore account and 5% if the payments are made locally.
• Purchasers will receive 60 days complimentary usage of the property which can be used at any time between the periods of 1st February and 15th December in each year upon giving 60 days notice and in minimum periods of 7 days.
• During the 5 year guarantee period purchasers will not be required to pay any maintenance or utility costs thereby providing the security of a fixed net return during the first 5 years of ownership.
• Should purchaser’s occupation requirements change during the guarantee period they can withdraw from the programme at any time on giving 60 days notice with the returns being adjusted proportionally.
• There is no obligation to place any units in the rental programme and if purchasers wish to seek lettings on a more flexible basis you are perfectly entitled to rent out the properties directly and also West Sands will be delighted to secure lettings on your behalf for a charge of 25% of the rental received to cover marketing and administration costs.
